What Drives the Cost of a Metal Roof

We're not going to throw out a number on a website. The honest answer is that every roof is different, and the price depends on a handful of things we can't know until we see your roof. Here's what actually drives the cost, and how our quote works.

The Real Cost Drivers

Roof size and complexity

A simple rectangular roof with two planes costs less per square foot than a house with dormers, additions, and multiple rooflines. More surface area and more complexity mean more panels, more trim, and more time on the roof.

Number of valleys and penetrations

Every valley where two roof planes meet, and every penetration — chimney, vent pipe, skylight — needs flashing and detail work. That's where the labor and the trim go. A roof with four valleys costs more than one with none.

Pitch

A steeper roof is harder and slower to work on safely, and it has more surface area for the same footprint than a low-slope roof. Pitch affects both material and labor.

Tear-off versus going over one layer

If you have one layer of sound shingles, we can often install a metal roof over them — no tear-off, less labor, less disposal. If there are two layers, or the deck is bad, the old roof has to come off first. Tear-off adds to the job.

Panel profile

Standing seam is the premium profile — hidden fasteners, mechanically seamed, the longest-lasting option. We form it on site. The profile you choose affects the material cost per square foot.

Trim and flashing

Ridge caps, eave trim, gable trim, valley flashing, transition flashing, pipe boots — the metal that finishes the roof. On a complex roof, trim is a significant part of the material. We don't skimp on it, because trim is what keeps water out at the edges.
