Metal Roof Replacement - Kirksville, Macon & Northeast Missouri

A full roof replacement means the old roof comes off, we see what is underneath, and we put a fresh metal roof on a clean deck. This is the job you want when the old roof has reached the end, when there are two layers that have to come off, or when the deck needs work that you cannot get at any other way. It is more work up front than going over shingles, and it is the right kind of more work when it is what the roof actually needs.

The honest part of a tear-off is that you do not know everything you are going to find until the old roof is off. We have seen solid decks that needed nothing, and we have seen decks that looked fine from below and were soft on top where nobody could see. A replacement is how you find out, and how you fix it while the roof is open.

How a Full Replacement Runs, Start to Finish

We start by tearing off the old roofing down to the bare deck. This is where we find out what is actually under there. Soft spots, rotted sheathing, damaged rafters — this is the only time they are visible and the only time they are easy to fix. We replace any bad deck before anything goes on top of it.

With a solid deck, we lay the underlayment and bring in the roll former. We form each panel on site to the exact length of the run, so it runs ridge to eave in one continuous piece with no lap seam. We set the panels with hidden fasteners, finish the ridge, valleys, and trim, and walk the roof before we call it done.

If it rains mid-job, we dry-in as we go. We do not leave a deck exposed overnight without covering it, and we watch the weather. The property gets protected — we move what we can off the walls, cover what we cannot, and keep the job site clean. At the end we pick up the nails, the old roofing, and the debris, and we do not leave your yard looking like a job site.

When a Full Replacement Is the Right Call

A replacement is the right answer when the old roof has two layers that have to come off, when the deck has soft spots or rot, when the shingles are curled badly enough that going over them is not an option, or when you simply want to know what is under the old roof before you put the new one on.

It is also the right call when you want the cleanest possible install — bare deck, fresh underlayment, new metal — and you are willing to pay for the tear-off to get it.

When It Is More Than the Roof Needs

If you have one layer of sound shingles and a solid deck, a full tear-off is more work than the roof actually needs. Going over the shingles costs less and is less mess, and it is the right call in that case. We will tell you which one your roof is — we do not push a tear-off on a roof that does not need one.

The way to know is to let us look at it. Sometimes the answer is clear from the ground and sometimes it is not, and the deck is the part you cannot see until the roof is open.

What Drives the Cost of a Replacement

A replacement costs more than going over shingles because of the tear-off labor and the disposal of the old roofing, and because of the deck repair we sometimes find we have to do once the old roof is off. The number also moves with the size and complexity of the roof, the number of valleys and penetrations, the pitch, the panel profile, and the trim.

Roof Replacement — Common Questions

How long is my roof open during a tear-off?

We tear off and dry-in in sections, so the deck is not sitting fully exposed. We watch the weather and we do not leave an open deck overnight without covering it. The pace depends on the size and complexity of the roof.

What happens if you find bad deck under the old roof?

We replace the bad sections of sheathing before the new roof goes on. You would know about it and what it means before we proceed — we do not hide deck repair in the middle of a job.

What do you do with the old roofing?

It comes off the roof and goes to a disposal site. We clean up the nails and debris as we go and do a final sweep at the end so your yard is not full of old roofing and metal.

Is a replacement ever the cheaper option?

Rarely — going over one sound layer is almost always less. But if the deck is bad or there are two layers, the old roof has to come off regardless, so the comparison is really between doing it right and doing it twice.

Do you form the panels on site for a replacement too?

Yes. Whether we are going over shingles or doing a full tear-off, the panels are formed on your property from raw steel coil, so they run ridge to eave with no lap seam and there is no factory lead time.
