If you are comparing two or three roofers, the inspection and the quote are where you find out who is actually going to show up and do it right. We come look at your roof, tell you what we see in plain language, and give you a written quote — and we do not write "free" anywhere on this page, because the value is in the inspection itself, not in a word in front of it.

This page is the plain version of what we look at when we inspect a roof, what you get from us afterwards, and how long it takes. If you want to know whether your roof can be repaired or has to be replaced, whether you can go over the shingles, or what a new metal roof would actually run, this is where it starts.

What We Look At and How Long It Takes

We get on the roof. From the ground a roof is a guess; up there it is a fact. We look at the deck — is it solid, or soft in places. We read the pitch, measure the runs, count the valleys and penetrations, and check the flashing. If there is an existing roof, we count the layers and the condition of the shingles or panels. We look for storm damage, lifted edges, hail hits, and any place water is getting in.

We also look in the attic when we can — the underside of the deck tells you what the top side will not, and the ventilation up there is part of whether the roof will perform. We check the intake and the exhaust.

An inspection usually takes us the better part of an hour on site, depending on the size and complexity of the roof. You get the findings and a written quote afterwards, in plain language, spelling out what we would do and what is included.

When to Get an Inspection

Get an inspection if your roof is getting on in years, if you have had a storm and want to know what it did, if you are weighing repair versus replacement, or if you are simply comparing roofers and want a straight read from one of them. An inspection is also the right first step if you know you want a metal roof and want a real number.

It is the right move before you decide anything. The roof tells you what the options are, and an inspection is how you hear it.

What an Inspection Is Not

An inspection is not a sales call dressed up as one. We tell you what we see — including when the roof is fine and does not need us. If the answer is "your roof has years left, leave it alone," that is the answer you get. If the answer is a repair, we say repair. If it is replacement, we say replacement.

And it is not a guess from a satellite image. We have seen too many roofs that looked fine from above and were not. The only honest inspection is the one done on the roof.

What You Get and What Drives the Quote

You get our findings in plain language and a written quote if there is work to do. The quote spells out what is included — the panels, the underlayment, the trim, the deck repair if any is needed, and the ventilation work. What drives the number is the size and complexity of the roof, the number of valleys and penetrations, the pitch, whether the old roof comes off or we go over one layer, the panel profile, and the trim.

What do I actually get after the inspection?

How long does an inspection take?

Usually the better part of an hour on site, depending on the size and complexity of the roof. The written findings and quote come afterwards.

Do you inspect roofs you didn't install?

Yes. We inspect existing roofs — shingle, metal, or otherwise — whether or not we put them on. The inspection is about telling you what is there, not about whether we built it.

Will you tell me if the roof doesn't need anything?

Yes. If the roof has years left and does not need us, that is what we tell you. The inspection is not a sales call — it is a read of the roof.

Can you tell me if I can go over my shingles?

Yes — that is one of the main things an inspection answers. We confirm the number of layers, the deck condition, and the pitch, and tell you whether going over the shingles is the right call or whether they have to come off.
